In Wake County, NC there are more than 5000 licensed Realtors. How do you determine who is the right Realtor to sell your home? Do you choose the agent on the sign down the street? Do you use your friend? Do you use the agent that sold your cousin’s home? This decision by itself can be a cumbersome and stressful process.
I cannot give you the perfect answer to how you select your agent/Realtor, but I can help you narrow down your search. To begin, make sure your interview your agents. You should be comfortable with them as they are with you. The agent should be able to give you a thorough analysis of your neighborhood, present the recent sales that best match your property and when. Look at the agent’s marketing plan. Are they comprehensive? Do they include internet marketing outside Zillow, Trulia or Realtor? What communication and market analysis do they provide? How often will they review changes your market?
What I am trying to say is this: Past experience does not indicate future performance. Yes, there are top names in real estate and yes they will take your listing. But, do they really know you or understand your needs? Who will be contacting you in the future, the agent or their assistant? If you are buying another home in the area, would they help you buy one? If any of these answers are no, then you need to move on and find another Realtor/Agent.
It is truly a seller’s market. Housing prices in the Raleigh/Durham areas are rising faster than the rest of the country. Now is the time to sell. So if you are thinking about, just do it. Its time to move in, move up or step down. Find the right Realtor and get it done.
